Discovery & Fit

We collect property, ownership, goals, existing drawings, budget range and timing, and confirm a go/no-go decision with a next-step recommendation.

Feasibility

Zoning, existing conditions, consultants and high-level options are coordinated into a feasibility record with known constraints and a preliminary scope.

Design Coordination

Owner decisions are coordinated with your designer, architect or engineers, with constructability input, toward drawings suitable for pricing and permits.

Preconstruction

Trade pricing, allowances, schedule, procurement plan, exclusions and risk register are prepared into a written proposal and baseline project plan.

Permits & Mobilization

Required applications, approvals, site setup, safety and long-lead materials are tracked toward an approved start package.

Construction

Trades, schedule, inspections, site records, quality checks and client decisions are coordinated so work is completed by milestone.

Closeout

Deficiency review, final inspections, certificates, manuals, warranty records and cleanup are completed into a handover and permit-closeout package.

Warranty Service

Valid warranty items are received, documented and routed under the applicable written terms, with a closed-item service record.

Roles & Responsibilities

Who Does What

ARKSTRUX acts as one accountable project team, handling contract administration, planning, site coordination, scheduling, trade sequencing, scope control, records and closeout. Owners provide property information, financing, selections, approvals, access and timely decisions. Designers, architects and engineers provide design and documents within their own professional scope, and ARKSTRUX coordinates with them throughout. Regulated electrical, gas, plumbing and HVAC work is completed by appropriately licensed or qualified contractors and trades. Permits, reviews and inspections are coordinated according to the approved project scope, with approval remaining with the authority having jurisdiction.
